In many older houses, one can observe that crawl spaces used in the rooms that were extended beyond the main foundation of the house, on added on rooms and sometimes entire houses built on a crawl space with an exposed soil bottom. There are two reasons behind this type of construction. The first reason is that it was less expensive to build because less excavation and smaller and foundation walls and the other is that wood framed floors made more comfortable living spaces. Concrete floors were not very popular in the past due to the cold, hard surface. A crawl space provides a natural insulating air barrier between the ground and living space. There are several instances that water damage and molds have started from crawl spaces. The reason behind this is that in some homes, crawl spaces are rarely accessed or used. Thus, unintentionally, we overlook its functionality and its maintenance as well. Just like every other part of the house, a crawl space should be given the same attention as well. When neglected, a crawl space that is not properly moisture controlled can cost you a lot of money. Your home will be susceptible to rot, molds and insect damage. In addition, a non-moisture controlled crawl space is energy inefficient, which translates into higher heating and air conditioning bills. If the air conditioning units or your heating system is located in the crawl space, it may be damaged due to high moisture content.

Safety measures that should be taken during a flood to prevent flood damage:

During a flood, if you have to move through water, always walk through standing water. Also check the firmness of the ground before you with a stick and only then, you move on. Never walk through moving water as it can make you fall. It is very dangerous to drive in the floods, as the flood water can easily sweep you and your car. If you are in the car and if you see the flood water rising, then leave the car and move to a raised platform as quickly as possible.

* Do no go back to your home as soon as the flood water recedes. You should go back to your home, only when it is declared safe to return to the flooded areas.

* Do not turn on or start using utilities like power supply, water supply, gas supply etc immediately after a flood. Start using them only after it is declared safe to use them or an electrician has checked them.

* Before starting living in your home and using your personal and household properties, you should clean, disinfect and dry out them. This will also help to prevent flood damage to a great extent.

The first thing you need to before getting started is to get the right equipment to protect you from getting hurt. This includes: gloves, protective covering for your body and a gas mask. Do not enter your house without any of these because there are a lot of safety hazards that can place you at risk. Once you have your safety equipment ready, you should begin by air out the entire house. It doesn’t matter if only one area of your house is affected. The airing process will be more effective if you place fans around your house so it can blow away the smoke towards the windows. The next thing you should do is to get rid of all the food products in your kitchen that aren’t sealed in cans or air tight containers. This is highly necessary since the food may have been contaminated and the last thing you want to do is to risk getting food poisoning. When it comes to your appliances, make it a point to use a disinfectant to clean them well since smoke damage could affect the mechanisms. However, for your air conditioners, you will have to replace the filters due to the soot that may have accumulated inside. When it comes to the walls around your house, your best option would be to repaint the areas that have been tainted with smoke. If you try using a cleaning agent to take out the stains, it may just spread and worsen. All your linens, clothing and carpets will need to be brought to the laundry to take out the foul odors and dirt. If you are unsure about how to handle your furniture and other items in your house, you should not hesitate to call a professional cleaner and ask for advice. In the end, what is important is that you clean your house as efficiently and effectively as possible.

Many molds may be categorized as hazardous. Stachybotris commonly know as black mold is a greenish-black substance that is seen mainly on items having lots of moisture content. Items such as paper, wallboard and fiberboard tend to get infected with black mold. This no so popular mold has been linked with the death of babies, due to respiratory problems and as a major factor to chronic diseases such as bronchitis and asthma. According to Center of Disease Control, this black mold is responsible for cases of lung disorders. Practically, every place has at least one type of mold. Although not all types are toxic, it is difficult to distinguish types, unless you test in a lab. Thus, it is important to treat and fully remove all molds. Mold spores are easily transferred to different areas with the help of various hosts. The hosts would include animals, people, shoes and even air. The spores then bloom and grow where moisture level is more. Toxic molds generally develop from water seepage. Black mold is less common than other species of mold but is not rare. Black mold can be found on wall paneling, paper, cardboard, ceiling tiles and even on items made of cotton. Moisture is a must for the growth of black mold, so it is essential to keep your place moisture-free and warm. Keep an eye on water seepages and the leaking water tanks. If you repair leakages in time, you can surely stop the growth of black mold from infecting the place, and indirectly the humans. There is no way you can fully prevent infection, but you can certainly restrict its growth.

Extreme winds brought on by tornados, hurricanes, thunderstorms, and winter storms can cause serious damage to your home and property, putting you and your family at risk. Don’t wait until it’s too late. Wind-proofing your home is a smart way to prevent damage. This homeowner’s checklist can help you evaluate your needs.

How Does Wind Cause Damage?

During high winds, wind speeds fluctuate and winds may change directions. This puts enormous pressure on all parts of a building. Keeping your home well sealed on the outside will prevent wind from getting into your home and causing damage. In addition, debris carried by high winds can penetrate your home, causing damage and possible injury.

Start at the Top

The roof is one of the most vulnerable parts of your house. The connection between the roof and walls must be strong enough to resist the “uplift” effect of strong winds. Have a building professionally inspected, and install specially designed metal connectors that are appropriate for your roof type (gabled or flat) and wall construction (wood or masonry).

Make sure the roof sheathing is properly installed. From the attic check to make sure the nails penetrate the rafters or trusses. You may need to re-nail some of the sheathing. Our professionals can do these inspections.

Protect the Windows and Doors:

Windows should be protected to reduce the risk of damage or injury caused by flying debris and pressure changes. Here are some options: permanent storm shutters or temporary plywood covers. In the event of an emergency, permanent storm shutters can be quickly and easily closed to protect the windows. Temporary plywood covers are more economical, but are less convenient and attractive. Don’t forget to cover any glass sliding doors, French doors, and skylights.

Check to be sure your entry door is secured with at least three hinges and a deadbolt security lock. Solid wood or hollow metal doors are more likely to resist wind pressure and flying debris.

Don’t Forget the Yard:

Trim the trees around your house that could pose a threat by falling or hitting your home. Put away any yard furniture, barbecue grills, tools, toys, and anything else that could become a flying missile. If you are planning to plant new trees in your yard, try to choose varieties that can withstand high winds.

Garage Doors:

Garage doors (particularly two-car) are also vulnerable to damage from high winds. If installing a new garage door, be sure to get one that’s designed to withstand high winds. For an existing door, there are fitted bracing kits available to provide additional support.

Be Sure You’re Protected:

Contact the insurance company that holds your homeowner’s policy to be sure your home is adequately protected in the event of wind damage.

As winter advances through cycles of freezing and thawing, buildings and homes experience ice buildup and roof damage. In general, ice dams are formed when attic heat moves up to warm the roof and melts snow at or near the ridge. Snow melts, runs downward and hits the edge of the cold roof, resulting in re-freezing snow. These cycles cause ice to accumulate and back up under shingles. Damage appears in the form of soaked insulation, stained, cracked and damaged sheet rock, damp, smelly, rotting wall cavities and stained, blistered and peeling paint.

Preventing Ice Dams

To prevent an ice dam, don’t heat the roof, keep it cold. That way, the snow on the roof eventually dissipates without making large amounts of meltwater. The underside of the roof deck should not exceed 30 F. The best way to maintain low temperatures is by ensuring that there is adequate insulation and sealing gaps that let warm air pass into the attic from the house. The attic must also be ventilated, so that cold air is introduced into it and heated air escapes rapidly. Increased insulation in an attic will help to prevent ice dams. First, insulate the areas between the roof rafters. It is important to keep an air space between the roof deck and the insulation in order to prevent a condensation buildup that can delaminate the roof deck. Prior to insulating, install polystyrene rafter air channels, which are available at home centers. If there’s a hatchway into the attic, build a cover for it out of rigid poly-styrene insulation.

If the gable and ridge vents do not generate sufficient air movement to dissipate the heat, you will need a motorized vent at one end of the attic to exhaust the heat, and an adequately sized vent on the opposite end of the attic to draw in cold air from the outside.
